GENERAL TERMS

GENERAL CONDITIONS
•    Check in and check out from Saturday until Saturday. Check in after 5:00pm and check out before 10:00am. (Except low season, possibility of arrival any day of the week.)
•    Minimum stay: one week. (Except low season and Easter week, rental possible with a minimum of 4 days.)
•    The prices do not include sheets, towels, or dishtowels. (unless otherwise specified in the contract.)
•    The rental price includes: water, gas and electricity. If necessary, heating will be charged separately.
•    IN SOME APARTMENTS, PETS ARE ALLOWED. (PLEASE CHECK AVAILABILITY)
•    NOTE: the apartment can only be occupied by the number of people specified in the contract.
•    As soon as the contract has been received, a 20% will be charged. If we do not receive your deposit within one week, your booking will then be cancelled. The remaining amount to be paid will be charged upon arrival.
•    On the day of arrival, a compulsory deposit will be charged, the latter will be returned on the day of departure.
•    Please consult prices for stays longer than one week.
CONTRACT CANCELLATION BY THE CLIENT
 
A cancellation of the contract will result in a forfeit. Thus the following will be charged:
•    If the cancellation happens 45 days prior to the client check in date, a 50% of the total prepaid amount will be withheld +50€.
•    If the cancellation happens between 21 and 45 days prior to the client check in date, a 100% of the total prepaid amount will be withheld.
•    If the cancellation happens once the client has entered the apartment, a 100% of the total rental price will be charged.
CHANGES MADE BY THE RENTAL COMPANY
 
In case of unexpected changes beyond the company’s control, the apartment would not be able to be occupied, the company will put at the client’s disposal another accommodation with the same or of higher characteristics, with no refund on either sides. In case of disagreement on the client’s part, only the amount already paid will be refunded.
 
INFORMATION
•    Check out must be between 9:00am and 11:00am (earlier or later departures must be consulted)
•    Check in is between 5:00pm and 7:00pm (check in before 5:00pm possible upon availability of the accommodation). The tenant will be obliged to comply with the check in and check out rules.
•    The rental company will not be held responsible for valuables left in the accommodation.
•    Cleaning is not included in the price. It will be charged separately.
•    Sheets and towels ARE NOT INCLUDED.

SUMMER OFFICE HOURS: Mondays through Saturdays from 9:30am till 1:00pm and from 3:30pm till 7:30pm. During low season, closed on Saturday afternoons.
 
SUPPLIES
 
Electricity, water and gas supplies are included in the contract price, except during heating season, it will then be charged separately. In case of an empty gas bottle, the client will have to contact and take the empty bottle to the Finques Berni store, during opening hours, in order to get a full one.
 
CONTRACT SETTLEMENT
 
IMMO BADIA ROSES will be able to terminate right away the contract in case of:
•    If the number of occupiers in the apartment exceeds the number of people allowed stipulated in the rental agreement/contract.
•    Subletting or handing over the present contract or the rights that it gives.
•    Carrying out activities not complying with the community standards or out of decency, morality or public order or disturbing the neighbours.
•    Carrying out repairs without the owner’s agreement.
RESPONSIBILITY NOT INCLUDED
 
The company will not be responsible for the following:
•    Burglary, loss or damage that could occur to the client during his stay in the rented apartments.
•    Power cut on the supplies companies’ part (electricity, water and gas)
•    In case of any electrical appliances or any other device inside the apartment break down, the technical support will be contacted in less than 24 hours. But the lack of assistance on their part will not include compensation from Finques Berni
PRICES AND FORMS OF PAYMENT:
In order to guarantee the booking, the following payments have to be followed:
25% at the moment of the booking
75%% at key pick up
We inform you that the following contract will not be valid without the first instalment confirmation that has to be received within 7 days after this dated mail. The company reserves the right to cancel this request.
Once the payment has been received, we will send you the payment confirmation as well as the booking voucher via email or regular mail.
DEPOSIT:
250€ to be paid in cash at the moment of your arrival, will then be returned at the moment of departure. In case of departure outside the specified hours, the deposit will be returned by regular mail.
The tenant will commit himself to take the contract to an end, to leave the apartment in the same condition he found it, furniture and belongings, and to pay for the repairs and damages he may have committed.
PROTECTION OF PRIVATE INFORMATION
 
According to what the December 13 Organic Law 15/1999 established about the Protection of Private Information (PPI), we inform you that as soon as the booking has been made, your information will stay in our company’s database, in order to being able to offer you our best  services. Likewise, we inform you that you can exercise your rights of access, rectification, cancellation and objection of your private information, the company being the sole responsible of this database.
